What it is

That grey-green film is not really dirt

White UPVC does not so much get dirty as get filmed. Traffic residue, pollen and algae build into a thin layer that a wet cloth just smears about. It comes off — it simply needs the right thing, not a harder scrub.

Heated pure water, not bleach

Warm purified water lifts the film off the plastic. Harsh cleaners can take the shine with it and leave UPVC looking chalky — a fix that looks worse a year later.

Frames, sills and trims

The frame, the sill it sits on, and the trim round the edge. The corners and the drainage slots are where the black builds up and where a quick wipe never gets.

Doors, porches and cladding

Front doors and porches take the most weather and are the first thing anyone sees. Panelling and cladding come up the same way.

Fascias and soffits

The boards under the roof edge, reached from the ground. They sit directly under the gutter, so they collect everything that runs over the front of it.

Where UPVC goes off first

It is never even. Some parts of a house stay white for years while others go grey in one winter, and it is fairly predictable which.

Under the gutter

Fascias and soffits catch every overflow. If a gutter has been spilling over, the boards beneath it will be the worst thing on the house.

The side facing the road

Traffic film is real. Frames on the road side of a house pick up a grey cast that the back of the same house simply does not have.

North-facing and shaded

Anything that stays damp grows algae. A porch under a tree or a wall that never sees direct sun goes green rather than grey.

Sills and drainage slots

Water sits on a sill and runs out through small slots in the frame. Those slots collect black grime and are almost never cleaned.

What cleaning will and will not do

If the UPVC is dirty, it will come up white and it is a genuinely satisfying job. If it has oxidised — twenty years of sun leaving the surface chalky, so a dry finger comes away white — cleaning will improve it but it will not restore the shine, because the plastic itself has gone. That is a restoration job, not a clean, and I would rather tell you that before than after.

Before you ask

How much does UPVC cleaning cost?
It depends how much there is and what state it is in — a porch and a front door is a very different job from a full house of frames, fascias and soffits. Send a photo on WhatsApp or I will come and look. The quote is free and there is no obligation.
Will bleach or a pressure washer do the same thing?
Both can do more harm than good. Bleach can leave white UPVC looking chalky and dull, and a pressure washer can force water past seals and drive grime further into the texture. Heated purified water and the right brush lifts the film without any of that.
Can you make old yellowed UPVC white again?
Honestly, no — not by cleaning. Yellowing and chalkiness are the surface of the plastic breaking down under years of UV, not dirt sitting on top of it. Cleaning will improve it noticeably. It will not make it look new. If that is what you are after, you want a UPVC restoration specialist.
Do you clean fascias and soffits as well?
Yes, from the ground. They are usually the worst part of the house because they sit right under the gutter, and they make the biggest visible difference for the least fuss.
Can it be done with a window clean?
Yes, and it is the sensible way round. The frames and sills get done as part of every window clean anyway — a full UPVC clean is the same idea extended to the doors, porch, cladding and boards.
How often does UPVC need doing?
Once a year keeps it easy. Leave it five years and it still comes up, it just takes considerably longer — which is why the first clean on a neglected house costs more than the ones after it.
